When my dad was a kid, they lived in a two bedroom house with one bathroom and the family consisted of him, his two brothers and his mother and father. When I grew up, we have it a little bit better. We had the same sized family as my father did, but we lived in a three-bedroom house with two bathrooms.

How many bathrooms do you really need? Think about it. Here's what I would like to suggest, if you have more money than you know what to do with and would love to help the economy, then you should put as many bathrooms as you need in your home.

If you really need to tell your friends, that you have a 250 bedroom house with 275 bathrooms, and you have the money to pay for it, do it and knock yourself out. However, if you are building a new home, I would like you to consider, this question. How many bathrooms do you really need?

If you want each one of your children to have their own bathroom, then go for it. It will require more cleaning, more money to build these bathrooms and is it really necessary.

Here's what I would suggest as a guideline for deciding, how many bathrooms you really need. One bathroom for two or less people, two bathrooms for five or less people and three bathrooms for eight or less people. You could actually add one bathroom for every three people as a general rule of thumb.

Don't get carried away and start installing bathrooms all over your house, it doesn't make sense. Bathrooms are expensive and I have been in the homes, where I was the only person that used at bathroom. Some bathrooms might not ever be used.

The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Plywood Roof Sheeting - Roof Framing Trade Secrets

Most framing contractor's look at the building plans and order all of the material, according to those that are specified on the plans. This works out fine, and can often save you money, but rarely produces the best home that you could possibly frame.

As a professional framing contractor, I would like to share one of my house framing tips with you. Most plans require half-inch plywood or oriented strand board as their roof sheeting. This product is fine and if you're building a lot of homes, you're not going to have the choice. Ordering larger sized plywood could cost you thousands of dollars, especially if you're building a lot of homes.

However, if your framing or building a home for someone or even yourself, you might want to take my advice and think twice about it, before ordering the roof sheeting. Half-inch plywood, works okay for 16 inch on center roof rafters or engineered truss roofing systems. It doesn't work well on 24 inch on center roof rafters spacing.

It is usually flimsy and weak at the center point, directly in between the 24 inch roof rafter bays. If you're going to use the half-inch plywood, I would recommend using plywood clips that are relatively inexpensive and can be placed in the direct center of each roof rafter bay on each sheet of plywood. These can be purchased at most home improvement centers or lumber yards.

The other alternative, and this is what I recommend, would be to use 5/8 inch plywood. This plywood works great for 24 inch on center roof rafters and you will have a nice sturdy roof to walk on, while roofing your home.

I have actually seen people step through the flimsy plywood, while lifting heavy roof tiles and bundles of composition roof shingles. Experienced roofers try to walk directly on top of the roof rafters, when loading their roof shingles or even carrying them on the roof.

If you're a home builder and your concern is about making a profit, you will need to use the half-inch plywood. If you want to build a superior roof, use the 5/8 of an inch plywood.

Even if the home doesn't have any damage that is visible from the termites, it seems like it's always a good idea, to tent the home, just in case, for protection. Anyway, here's five things that you might not ever hear a termite inspector ever say.

1. Your house is free of termites. This means that there isn't, one termite on your property and the termite inspector isn't going to make any money. Let's face it, termite damage, whether it's visible or invisible, keeps these guys working.

2. Your house isn't going to fall down, if I don't do anything to stop the termites. I have seen homes, where termites have been working on them for quite some time and they still seem to stand up and function properly.

3. Termites don't eat much and I wouldn't worry about the damage. Most termite inspectors will tell you how much a termite in Hawaii or Africa will eat in a day, but doesn't seem to have an honest idea, how much damage they are doing to your home, if they can't actually see it.

4. Every one that works for our company, has at least 30 years experience, repairing any termite damage. Don't even get me started with this one.

5. We will replace all of the termite damage wood, back to its original condition. What they might say, is that they will replace the wood that is damaged by termites, that you can actually see.

There are plenty of great termite companies out there and this article was meant just to have fun with most of them. Termite damage can be a serious problem with some homes and I would suggest that you contact at least three termite inspectors, before proceeding ahead with any home repairs or use of chemicals.

What If My Contractor Does Not Return My Call

This is one of the biggest problems in business today. You have some work done on your home in good faith that the contractor knows what he is doing. When all is said and done you have a problem that needs to be resolved as soon as possible. I really don't care how long it has been since the work was done. If you have a problem the least that your contractor can do is answer the telephone.

Some companies go out of business and others get to busy to respond to your problem. You will hear the old excuse "That's not my problem" or the ever popular " I didn't do that". I have been in business for over twenty years and had very few problems. Of course I built things to last as long as possible.

Keep in mind that some contractors are a one man operation and they might be on vacation. Some contractors do not answer their phones over the week ends or after business hours. So don't sink the ship to fast.

Do not call the Contractors Licensing Board or the Better Business Bureau unless it has been at least a few working days. I would give it at least a week or so. Oh yeah don't assume that the contractor got your message. Call a few times at the least.

It has always made me mad when I have to fix someone else's problems. I get the call when the other contractors won't respond. I listen to the home owner with regret for being in a business where I am considered a crook. This is one of the reasons why contractors in my business get out of it.

If you have the contractors address and they aren't responding by phone you can always send them a letter by certified mail. Request a return receipt. That's your proof that the company received your letter. Keep a copy for your files.

The good news for a home owner when a contractor will not respond to your calling them is the Department of Consumer Affairs. Most states have a complaint department of some sort that will listen to your complaints. Does this mean it will get resolved? NO there are no guarantees here.

If your state has a licensing board for contractors, this will be your next step.

This will get your contractors attention and there is a great chance they will respond now. If there are enough complaints against the contractor and they do nothing about them the contractors board will take their license away.

If your contractor does not respond after all of this. There is very little you can do about it. Hire someone to fix the problem and look at it as a very important lesson learned.

If your state doesn't have a contractors licensing board contact the Better Business Bureau or your local government for their recommendation. Ask some of your friends if they have had any problems like this and how they handled them.

Picture this, you just got through putting a new faucet in, everything looks great, but it's time for you to go to your baseball game. You come home about four hours later and the entire house is flooded with water.

This kind of stuff does happen and you need to take the advice of an expert here. It has even happened to me and I understand the process, pretty good. If you plan on fixing any plumbing water supply lines, make sure that you can spend the time, keeping an eye on your new home repair. If you're going to have any problems with them, they will usually happen within the first few hours of use.

I hope this helps, sometimes it's better to pay a professional, but I can understand, every intelligent person, is interested in saving a few dollars and learning new skills.

How to Protect Foundation Plumbing Pipes?

If you install any underground plumbing pipes, in your concrete building foundation, you will need to protect them, from the concrete. You can use a variety of products and the most common of them will be a Styrofoam wrapping that can be purchased at most plumbing supply stores.

Let's start with the waste pipes, that are made out of plastic. The concrete could actually start to put pressure on the plastic pipes as the concrete starts to expand and this pressure could actually damage your new waste pipes.

You don't need to wrap all of the plastic waste pipes, only the parts of the waste pipes that will be exposed or in direct contact any concrete, but you do need to protect every copper water supply line that will be buried under the ground or exposed to the concrete, with a plastic sleeve. These products can be purchased again at most building supply or plumbing supply stores.

If these pipes aren't protected properly, you could find yourself within a short time, repairing the pipes that are either inside of your concrete foundation or buried underneath your concrete foundation. Either way, this isn't going to be a good thing.

You definitely need to wrap a plastic sleeve around the water supply pipes that are going to be buried or in direct contact with the concrete. This is a must and most building departments will require your plumbing pipes to be wrapped, before it they will sign off on your rough foundation plumbing inspection.

However, for the waste pipes, you can actually use cardboard to protect them. If you're short on funds, why not grab some cardboard boxes, dismantle them and start using cardboard to wrap the pipes, with a little duct tape.

There are plenty of ways to save money in the construction business, buy a few books, read a couple of articles, with a lot of pictures in this can provide you with lots of construction information, from experience building contractors.

This might not be what you want to hear about your dream basement remodeling, but if you don't allow adequate time you're going to be throwing your money away (this all pertains to new construction).

Q: Assuming moisture issues are addressed, what's the homeowners' next step in finishing a basement?

A: Do not build to Ontario minimum building code! Mike Holmes of Home & Garden backs me 100% on this. Often, basement remodeling comes down to money - but beware that the "minimum building code" is exactly what it sounds like! It won't produce a basement or anything else that will stand the test of time and it won't provide value for your dollar. It's truly the bottom of the barrel.

The funny thing is, there's not much of a monetary difference between good to best. However, because building codes are designed for builders and contractors, in some ways the system benefits them. Builders can save a few dollars on products, and that really adds up over time as they build hundreds of houses. That's why many of them choose to build to lower specifications.

For homeowners, though, the cost difference is pretty minor. Labour is the same - or, in some cases less, because good products are easier to install. It's really worth your while to insist on the best when you're finishing a basement. Bear this in mind and you'll save a lot of pain in the years to come.

Get a really good idea of how your finished basement with look in terms of layout, design features, and materials - know them by trade name! Knowing your materials will also increase your chances of having a good contractor experience - the contractor will know within a few minutes of speaking whether you've done your homework and are knowledgeable and serious. Contractors are more likely to prioritize your quote and get back to you quickly if they can tell that you are serious, that you know what you want, and that you've done your research.

A: First off, remember that you'll spend a lot of money over the years heating and cooling your basement. Due to this, there's a growing trend toward being Energy Star-efficient and -compliant.

To achieve this standard, you must seriously consider upgrading from "pink or yellow" basement insulation to Roxul. It provides some labour savings because it's safer and not itchy, it lasts much longer - but most importantly, the energy savings are phenomenal! The money you spend upfront will pay itself back in dividends over the next few decades in energy savings. It's also fire-resistant.

It was easy to see how "The Bear" got his nickname. He was a big burly guy, covered with thick brown hair. Back when I started roofing in Cape Coral, Florida, The Bear was well known as the fastest shingler in town. He didn't tear off or run metal... all he did was shingle. Typically he would shingle an entire house by himself in one day.

I wasn't very fast back then. Occasionally my boss wondered out loud why I couldn't learn how to shingle like The Bear. At that point I didn't know how he was so fast, but one day I found out...

My Boss had hired The Bear to shingle a house and asked me to stop by to deliver some supplies. I was pretty excited to see what I could learn.

As I pulled up to the job, I could hear him shingling on the back side of the house. His roofing nailer sounded like a machine gun. I climbed the ladder and quickly discovered The Bear's Secret:

He was installing the nails way above the nail line. The nails don't go through as many shingle layers up there, so they go in fast and you never have to stop and fix a shiner.

Back then, few people paid much attention to where the nails went. But then Hurricane Andrew tore up South Florida, with billions of dollars in damages. Lawsuits flew in the aftermath and a bunch of roofing inspectors lost their jobs.

Turns out that shingles aren't very wind resistant when they're nailed in the wrong place. After that, the entire state started to sweat the details.

That's also about the time I lost track of The Bear. Perhaps he had a hard time adjusting to doing things right. Old habits die hard, you know.

Occasionally, I still come across a speed demon like The Bear. They're lightning fast alright, but I have no use for them. Speed alone is not enough.

Outdoor life in Texas can be unpleasant and downright brutal. With high humidity year-round and storms like Ike, Texans have a lot to think about outside the comfort of their interior space. How to Get an Extra Room Without Extending

The projects and permissions

First you need to check if you have enough space. There are no official guidelines to the minimum size of a room, but you need to be practical. For an en suite shower room, you'll need at least 180 cm x 80 cm.

What's involved?

If your original room is big enough, you can divide it into two by putting up a partition wall made up of plasterboard nailed to both sides of a wood frame and skimmed with plaster. Or you can carve out a space from two rooms to create a room in between. Before you knock down any walls, you'll need to call in a structural engineer to check if they are load bearing.

What permission do I need?

14 Things You Should Know About Air Conditioning

1. My home summer air conditioning bill is bigger per month than the winter heating bill per month. Traditional air conditioning is less efficient than heating and natural gas is less expensive than electricity.

2. Air conditioners have two motors that use electrical power. The compressor is the machine that makes the refrigerant cool the air. The other motor drives the fan that moves the air. Motors are energy hogs.

3. Every degree that you set your thermostat below 78 increases your air conditioning cost by 3 to 4%.

4. While your AC is working normally, you should feel the amount of airflow from your window unit or register for central units. You need to know what is normal to be able to trouble shoot problems.

5. Use a thermometer to check the room temperature and the temperature of the air that the AC is putting out. The air coming out of the AC should be about 20 degrees F cooler than the room temperature. Make a note what the difference is. This is good trouble shooting data for future use.

6. Air conditioning reduces the water vapor in the air turning it into liquid water. This makes us more comfortable by lowering the humidity in the home. The condensed water will flow down hill.

7. The water is supposed to drain outdoors from the back of a window unit, or to a basement floor drain for central air conditioning. There is a drip pan at the bottom of the window unit. There is a drip pan located under the cooling coil, inside the ductwork above your furnace for central air conditioning. The drip pan is there to catch the water and direct it the proper drain location. Seeing a lot of water going to the right place is very good news. It indicates that your AC is working as designed.

8. If water is draining to the wrong place, it can make an unpleasant mess. Window units should be tilted so the outdoor end is a little lower than the indoor end. If it is tilted, too much the wrong way water will drain into the house and make a mess.

9. Water from a central AC draining down inside of the furnace, will rust the furnace and destroy it before it wears out.

10. If the water is not draining, it will make ice and stop your AC from working. When the drip pan fills with water ice will start forming on the cold coil. The ice grows upward starting at the bottom of the cold coil. As the ice builds up it blocks the air flowing through the cold coil. You are likely to be unaware if the problem until the temperature in the house goes up. Given enough time a mixture of dust and dirt from the air, will plug the drain. Cleaning the drip pan and drain needs to be part of the pre-season maintenance.

11. How do you know when the coil inside the ductwork is iced up when you cannot see in there? If the fan is running but the airflow is reduced or stopped, it is iced up. See number 4 above.

12. If you do not take corrective action, the AC will continue to run wasting expensive electricity. The ice will continue to build up and the house will continue to get warmer. Action plan: Turn the AC off. Let the ice melt. Fix the drain problem. Turn the AC back on.

13. If the AC stops cooling but the air is flowing normally, the problem is not ice. If there is good airflow but the AC is putting out air that is not 20 degrees cooler than room temperature the problem may be due to low refrigerant level in the AC. See number 5 above. When the refrigerant leaks out the AC will continue to run wasting electricity. With low refrigerant, the AC will cool poorly and waste power.

14. What to do if your AC puts out a normal amount of air that is 20 degrees cooler than room temperature but the house does not cool down? The AC may be too small for the job. It needs your help. Action plan: Reduce the amount of outdoor hot air that is sneaking into the house. Shut off heat producing appliances and old style light bulbs. Close the storm windows and doors. Add more insulation to the attic. Spray water on the outdoor part of the central AC. Spray water on the house. Make shade for the house. Make shade for the AC. Buy another window unit. Pack up and move North.

We all set goals whether deliberately or not. At work your boss may set you targets to achieve, or you may look at the pile of work on your desk and set your goals by deciding what you will complete that day.

Maintaining one's home in order to keep its original looks and value takes dedication and a bit of money. A lot of folks get caught up in the daily grind and overlook the responsibility of home maintenance. A lot of beautiful homes have been lost after incurring irreparable damage due to neglect.

The more common forms of time-related problems are issues with the roof, plumbing and cracks in the walls. Missing or damaged shingles should be checked every six months along with possible leaks in gutters and downspouts. Holes in the roof should be patched up right away to prevent them from getting bigger and avoid water damage to your furniture and appliances.

Walls, bricks and woodwork should also be checked for deterioration. Cracks in walls are pretty normal due to earthquakes or settling in old homes. To ensure historical integrity, the materials used in repairing old homes should be the same as the original. Plaster is usually used for walling in homes with some age. Aside from settling, plaster gets cracked because of deterioration due to poor quality and water damage also.

The first step in repairing cracks in walls of plaster is clearing them up and making sure dust and loose chunks of plaster are cleaned out. This can be done easily with a carpenter's 5-way scraping tool specially designed for this task. There are two steps to applying new plaster to cracks in old walls. Applying the base coat plaster to bind and fill-up the cracks, and the top coat finish for a smooth finish. In preparing the new plaster, make sure to follow instructions by the manufacturer to prevent back-jobs which can cause significant waste of time and money.

Another common and usually recurring problem in homes is the toilet bowl. Since these have a fair amount of moving parts, the necessity to do minor troubleshooting is quite expected. When the handle for the flush becomes tight or sticky, it's just a matter of cleaning the mounting nut (after accessing it by removing the tank cover, of course). A handle that is loose or one that doesn't flush means the chain is either too slack or has been broken. Remedy this by adjusting the chain, using different hole or replacing it in case of breakage.

When the toilet becomes clogged and a plunger won't help, it's time to call in the big guns. A "snake" otherwise known as an auger can reach inside the drainage deeper and unclog whatever is blocking the water and waste from being flushed.

A leaking toilet if left unchecked will inevitably flood your floor and cause expensive damage to your subfloor and woodwork. It could just be a problem with the bolts or couplings around and inside the tank. If after checking you can't find any problem with those, most likely the sealant around the base has to be replaced or worse, there's crack somewhere and you'd have to replace the whole thing.

Alternative Heating Fuels Cost Comparison - Summer '08

I've just finished updating the Fuel Comparison Chart at my alternative heating site, and once again the least expensive fuel to heat with is corn. Although corn reached a high of $7.60 a bushel at the end of June, it has since retreated to $6.31/bushel. This works out to $14.06 per 1 Mil Btu of heat. (The cost to produce 1 Million Btu of heat provides an "apples to apples" method for comparing fuel prices).

Compared to heating oil at $4.71/gal, or $33.41 per 1 Mil Btu, corn is almost 60% cheaper. This is good news if you heat your home with corn AND live in the Corn Belt. For the rest of us who live in the northeast or northwest, wood and wood pellets are still the best option.

A cord of seasoned hardwood for the '08 - '09 heating season now costs around $295, or $17.90 per 1 Mil Btu. This is roughly half the cost of fuel oil for an equal amount of heat. If you want to save even more by seasoning your own hardwood, green wood usually sells for $50 less per cord than seasoned.

The price for a ton of wood pellets has also risen about 8% for the upcoming heating season. Last year's $249/ton price is now $269, or $16.81 per Mil Btu. Despite the increase, the cost of heating with wood pellets remains 50% below the cost of oil.

So far this week, the price of crude has dropped by $15 a barrel and could possibly drop further. This doesn't necessarily indicate a future drop in the cost of wood or wood pellets. Although the price of oil directly affects the overall cost of wood and wood pellets, the dealers in these alternative fuels generally quote a price for the season to accommodate advance orders.

Wood Sub Floors are a Rotten Choice

For many homeowners, the idea of a basement finishing is to remodel the area the same what the rest of the house has been designed. This means they'll want their ceiling to be made of drywall to look like the rest of their house. The furniture should be the same decor, and their floors- the wood sub floors and beautiful, thick carpet laid on top- should be placed downstairs as well.

Unfortunately, this is not going to work. A drywall ceiling is going to give little or no access to pipes running along your basement ceiling, and a single plumbing leak will cause enormous damage to it. The basement walls have fewer windows than the rest of the house, and if you lay wood on a concrete basement floor, it's going to lead to a home improvement disaster.

The problem is this: concrete is porous like a sponge. If you have moisture in the earth around your basement floor, the concrete floor will soak that moisture up from the ground and release it into the basement air in the form of water vapor. The dirt around your foundation was backfilled in when the foundation was built. Because of this, it will always be looser and more porous than the virgin earth around it, and water will always collect against your home's foundation more than anywhere else.

As this moisture soaks through to the basement and is released, it will collect on anything lying on your basement floor. If you've laid a wood sub floor and carpet on the floor, then you can count on that to soak up this moisture and grow mold, mildew, and rot. Your basement will fill with mold spores, dust mite feces, and unpleasant odors as your wood sub floors and beautiful carpet decays. In a few years, the damage will be more than you can stand, and the whole finished basement floor will need to be ripped up and replaced. The solution to this comes in two easy rules:

Rule 1: Never install wood floors in a basement.
Whether it's in the form of moisture coming through the concrete, a foundation leak, or a plumbing leak from within the house itself, water will reach the basement floor sooner or later. It only takes about 48 hours for mold to start growing, and there's no easy way to dry wood sub floors out. Installing wood sub floors in a basement is a risk at best and a disaster at worst.

Rule 2: Add a reliable plastic vapor barrier to your floor, then lay your carpeting on top.
A thick pile carpet will add warmth to the room and will absorb sounds, making the finished basement quieter than ever. It'll be softer under foot and will make the room as comfortable as possible for children to play in.
