The proper pitch cut is very important - so the cupola fits snug against the roof. Most cupolas are designed for a roof pitch up to 10 inch rise. (Known as 10/12 inch pitch. ) If the pitch is steeper than 12/12 inch it is important to order the extension base at the time you order your cupola. Some bases are pre-cut to match the exact roof pitch and the siding is relieved along the lower edges so it can be flashed to provide a weather tight seal. Others arrive with a template to be placed on the cupola which is then cut by the owner. Manufactures do this to protect the base from damage during transport. After cutting the base of the cupola to fit the roof pitch follow the manufactures guidelines to seal the cut edges so water does not enter the base causing deterioration. When cupolas are louvered and not used as a ventilation function, some manufactures will mount plexiglass to the inside face of each louvered panel, thus sealing the unit from wind and rain. The roof of the building the cupola will be placed upon will need some preparation prior to placing of the cupola.

If the cupola is for decorative purpose, cut and remove the portion of the ridge cap that would be under the cupola. By doing this the cupola fits snuggly against the roof between the two cut ends of the ridge cap. Roof preparation when the cupola is going to be used for ventilation: cut an opening in the roof along the peak 6 inches smaller than the width of the cupola, cutting only shingles and sheathing. DO NOT cut ridge or rafters. Then cut down from the peak, maintaining a 3 inch minimum boarder inside the cupola base. Once the cupola is in place, one needs to make sure it is level. Some cupolas are shipped with pre-drilled holes in the base. If one drills the holes it is recommended that holes be at least 3 inches in from the corners of the cupola base. Fasten the cupola to the roof with screws long enough to penetrate the roof boards. Caulk where base and the roof meet on angle sides.

Fill the screw holes and apply 1-2 coats of a good latex or oil base paint. Remember the cupola is on top of the roof and needs to be properly sealed against the elements to provide for its longevity. Now, get off the roof and look at that beautiful architectural accent. 2. Window is installed square - To determine if a window is square in the opening you will measure the distance from corner to corner across the diagonals of the window frame. The measurements for each diagonal should be the same.

3. Window is installed plumb - When a window is plumb that means that it is installed in the opening straight up and down, not leaning in or out. Checking a window for plumb is similar to checking if it is level. Place the level on the side jamb of the window so that the level is on the interior side of the window frame. The level should be running up and down on the frame of the window. Instead of reading the center bubble, this time you will look for the bubble that will be located at one end of the level. It is designed to work when the level is straight up and down. Just like checking for level, the bubble should sit in between the two lines on the tube.

4. Sealant is evenly applied on the exterior - Sealant around a replacement window is the barrier that keeps the water out. Verify that there is plenty of sealant applied around all sides of the window. Check to see that there are no holes in the caulk. The sealant should be evenly applied around all sides. Areas with less sealant could dry and crack over time creating a water infiltration problem.

5. Broken glass is removed from exterior - Sometimes when the old window is being removed, the glass breaks. Most installers will make sure to pick up the large shards of glass, but sometimes the tiny pieces get left behind. Check the outside of each window and make sure the small pieces have been vacuumed up. This will insure a person or your pet doesn't get a small piece of glass in their foot.

6. Windows operate properly - Open and close every window to be sure the operating mechanisms are working properly. Practice closing and locking the window to insure it closes easily and that you are able to operate the locks. If the windows have a tilt wash feature for cleaning you should open and tilt every window to make sure they work. If there are any other moving parts on the windows make sure you test their operation prior to the installers leaving.

7. Interior cavity around window is insulated properly - Depending upon how your windows are installed, you may have a gap between the new replacement window frame and the existing wall. To insure proper insulation around the window, this gap should be filled before the trim is applied. This can be done with a low expansion insulating foam or backer rod (a foam strip that can be pushed into the cavity to fill the space) being put into the opening. This will prevent air from coming in around the window and lowering the efficiency of your home.

8. Interior trim is even and corners are tight - One of the last things to be installed on a replacement window is the interior trim. This will surround the window to cover any gaps between the wall and the window and will provide a neat, finished look to the window. You should make sure that all of the trim is evenly applied around the window, making sure it is not waving or has gaps along the trim. Also check to make sure all of the corners are tight miters with no gaps at the corners.

9. Walls around windows show no damage - Make sure there is no cracking on the exterior facade (stucco, brick stone etc.). The interior sheet rock should also be free from any visible cracks or pieces missing. Check every window and point out any damage that you find to give the installer a chance to fix them before they leave the job site. If it can not be repaired by the installer, get a guarantee in writing that the installer will make arrangements to have the damage repaired.

10. All project debris is picked up and removed from job site - This may seem like a no brainer, but you should walk around your house when the job is complete and be certain that all the old window frames, glass, and other debris has been picked up and removed. Upon the sale of a home, you could recoup around $36,000 of your original investment.

Finding out How Much Things Cost

My first suggestion, would be to visit your local home improvement center, lumber yard or plumbing supply warehouse. Larger stores like Home Depot and Lowe's, seemed to provide you with value pricing but don't have a large selection. While doing some research on the Internet I noticed that some of their pricing is outrageously, outrageous. Some plumbing supply warehouses can provide value but beware others won't.

Create a List of Bathroom Remodeling Parts

You can get a good idea of your bathroom remodel costs for your budget by making a list of bathroom parts with pricing and then adding them up for a grand total. If you're a total bathroom remodel budget is $15,000 and you have a $6,000 bathtub with $4000 worth of tile, you could have a budget problem.

Figuring out the Labor

You will have to contact a contractor to get an actual cost for the labor. Sometimes you can double the cost of your bathroom remodeling parts to get a rough idea. If you have a list or a couple of lists and a few pictures of some sample bathrooms, this will make the contractor's job easier and often they can give you a labor price within a few days.

Give Yourself a Cushion

I would suggest leaving yourself a small financial cushion for any additional remodeling items. For example, you could see a different toilet, or instead of painting the walls, you now choose to wallpaper, you could incur additional expenses that you haven't planned for. If you know exactly what you want and stick to the original bathroom remodeling plan, you shouldn't need the cushion.

Financial problems often transfer into construction problems, so spend some time figuring out, how much money you want to spend on the bathroom remodel and try not to go overboard on the budget. I hate to see homeowners struggling with home improvement loan payments. Try to create a bathroom remodeling budget that is realistic and will not create a financial burden upon you or your family.

New Home Buyers Beware

Ican't believe how many homebuyers purchase a house, with very little information and a Lotta hope. I'm a general contractor and often work on these homes, after they have been purchased and a homeowner has their money, the real estate professional is no longer involved in the transaction and the new homeowner is starting to experience the pitfalls from buying the home, that they sincerely believe was in good condition.

It's usually somebody like me that gets involved with the new homeowners after everyone else is out of the picture and chooses not to return their phone calls or explains to them quite simply, it's not our responsibility, you're the new homeowner and we really feel sorry for you, please call us again if we can help you with anything.

You couldn't even help me with that, why would I want to call you again if I had a problem. I never could understand this thinking but have ran into it often. It sounds like an oxymoron when someone refuses to help you but offers you help in the future. What ever!!!.

If homebuyers had something else to rely on besides their real estate salesperson, home inspection service, mortgage or insurance professional, I believe they can eliminate some of these problems. Where do you start and how do you get the information. You can gather information from reputable people, books, the Internet and so on.

The problem is how do you know these people are reputable and the books on the Internet have good information. This brings us to another problem, but I've got the solution that will help eliminate some of the grief. I'm not going to remove all of the grief from your life but have a suggestion for you that will eliminate some of the pain when buying a home.

Arm yourself with a good home inspection checklist. You can search the Internet and they have quite a few good home inspection checklist to work with. These checklist can provide you with things you might not have thought of, and this is where you can eliminate some of the problems.

If you took one of these checklists with you while you were shopping for a home, you would be aware of some of the problems with the home. You might not find all of the problems but these checklist will help you with some of the problems.

Design Build Remodeling - What's the Allure?

If done successfully, design build remodeling allows for cost effective custom designs with shorter project durations than that of the typical general contracting approach. This generally translates into a cost savings for clients; sometimes significant ones.

Many of todays design build firms complement their construction with full service design departments. Whether done completely in house or portions subcontracted out, this concept puts clients at ease since the design build firm is totally in charge managing the entire process.

As the success of design build remodeling has increased, firms without an on staff architect and interior designer have gone out and are creating strategic coalitions with professionals within their market.

The key to a successful design build project is to translate what the client desires into a reality. This will sometimes take several design iterations to get to that point.

Design Build Out Performs

This is where design build firms can shine and out perform other traditional methods. Since the design build firm is handling all aspects of the project, there is no down time waiting for decisions or drawings from an uncontrolled third party.

Some of these issues arise out of the fact that there are multiple points of contacts and levels of responsibilities. The design build remodeling process eliminates the adversarial roles which sometimes occur during normal construction. These diversified roles often lead to finger pointing as individual entities attempt to shirk responsibilities often leading to legal issues and litigation.

The biggest of these is the afore mentioned ability for the design build remodeler to implement changes on the fly. They are able to react quickly and evaluate associated costs, best methods for completion, order
materials and continue on with minimum delay.

Window Header Framing Problems

As a building contractor it is my job to assemble the house to meet the specifications from the architect and the structural engineer. I do this by looking at the building plans and installing the specified lumber sizes. I can take it upon myself to install a larger size wood beam or window header adding an additional cost to the job of course. I don't think so.

It's not uncommon for a framing contractor that has an additional 5 foot scrap piece of 4 x 8 left over that he now has no use for. He can then choose to use the 4 x 8 instead of a 4 x 6 for the window header. This type of building is common and acceptable.

If the structural engineer calls out for 4 x 6 window and door headers do not take it upon yourself to replace the 4 x 6 with a 4 x 4. I have seen too many framing contractors or carpenters make an on-the-job judgment like this.

A good example would be a single story house with 2 foot wide windows that require a 4 x 6 window header. As the carpenter builds homes over the years he can come to his own conclusion that a 4x4 will work fine for this application. Again keep this in mind as a framing contractor and a carpenter you are assembling the home not designing it.

Do not change the sizes of any headers or beams.

A long time ago carpenters used a standard rule of thumb, you could go up two sizes larger than the window opening for your header. Let me give you an example of what I'm trying to explain.

A 4 foot wide window opening would require a 4 x 6 window header. A 6 foot window opening would require a 4 x 8 window header. This should give you an idea of what I mean by going up two sizes larger than the window opening to figure out the lumber necessary to use for your window header.

This rule of thumb does not necessarily apply in today's building industry. The reason for this is structural changes from earthquake damage. The structural requirements that are required for building a home require a lot more metal bracing and strapping. Therefore some of the lumber requirements for beam sizes and window headers will be different.

This message is for general contractors, framing contractors and carpenters. When installing a window header and you take it upon yourself to change the size you also assume the responsibility if the building fails. This type of mistake is common and you guys know what I'm talking about.

It's not worth it. Keep in mind you are the assembler and not the designer of the building you are working on.

Air Conditioning Repair and Maintenance

Air conditioning is just the opposite action of the heat pumps that are used daily in the home. Air conditioner is almost like a refrigerator that is used normally. In a normal refrigeration cycle, the heat pump transfers the lower temperature heat that is generated into higher temperature heat sinks.

The heat that is generated would flow in the opposite direction. The air conditioner pumps out the heat from the interior of the room. The Seven Building Blocks of Building Green

You picked the perfect site for your new home but now you're mired in indecision. Building "green" sounds noble (who doesn't want to help our planet and create a healthy environment for our kids?) but it also sounds expensive, difficult and confusing. If you're like most people, you probably assumed that a green home is a simple assemblage of eco-friendly products like recycled timbers, bamboo flooring, and oderless paint - but in fact, choosing products like these is only a small part, and perhaps the least important, of sustainable building. To demystify what it means to build green, we have to start with a primer of basic principles as outlined by Andy Engel in Tools of the Trade - what I like to think of as the Seven Green Building Blocks.
But first, a definition: What is a Green Home? A green or sustainable home is one that is built and functions with a reduced impact on the environment by using resources efficiently, and that provides a healthy, non-toxic environment.

Green Building Block #1- House Design
Here's a surprise - the size, siting (orientation to the sun) and shape of your house have the greatest impact on how energy-efficient it will ultimately be.

  • The larger your house, the more materials it will take to build and the more energy to maintain. This is your most critical decision. Resist the urge to super-size.
  • Solar orientation is the second most important factor in determining your home's energy needs. This is called passive solar design. Try to place the longest walls of the house on an east-west axis. This will give your south facing windows sun in winter and shade in summer. You can also place your garage on the west side of the house or use a porch, roof overhang or trees to shade your west walls.
  • The simpler the shape of your house (think New England Salt-Box) the more energy-efficient. Protruding wings and bays increase the exterior skin of the house and let heat escape from the core, much like our own fingers and toes.

Green Building Block #2 - Durability
Like our bodies, houses age, sag and eventually collapse. Water and moisture are the two culprits responsible for the premature aging and final demise of our home, beginning with mold and ending in rot.
  • Water can be kept away from the structure through proper drainage, gutter and downspout design, as well as use of special rain-screen walls.
  • Moisture can be controlled through carefully installed window and door flashings and with thorough sealing. By minimizing air loss, you keep moisture out and heat in, reducing energy costs by as much as 20%. When moisture is no longer allowed to travel through the exterior walls, it eliminates the danger of condensation in the framing, thus extending the life of your home.
  • Use paperless sheetrock to allow any moisture to wick out of damp drywall.

Green Building Block #3 - Energy Efficiency
Your home uses energy such as electricity and gas for light, heat or cooling. You can reduce your need for heat and cooling through passive solar design, which provides a kind of built-in thermal protection. But you also need to reduce thermal loss or leakage with insulation and air sealing. If possible, install your own energy supply.
  • Use insulation and builder's felt in the walls, floor and ceiling to reduce heat loss. Close cavities such as areas behind showers and tubs, soffits and recessed lights with a moisture barrier to prevent heat loss.
  • Seal all openings and cracks where air can pass in or out of the house.
  • Don't run HVAC ducts in unconditioned crawl spaces or attics - 20% of the energy can be lost. Fully insulate areas around your ducts and thoroughly seal them.
  • Lighting accounts for about 15% of a home's energy use, but you can reduce that percentage in several ways. Replace inefficient incandescent bulbs with cooler, longer lasting CFLs (compact florescent lights) or the new LEDs (light emitting diodes). LEDs use 1/3 the electricity of CFLs and are more directional for task lighting.
  • Decrease energy waste by installing a home automation system with motion sensors to turn lights on and off as you enter or exit a room. A home automation system can also reduce your heating and cooling needs by automatically opening or closing your window shades depending on the outside temperature, and by turning down your thermostat at night and when you are away from home.
  • Use energy efficient appliances.
  • If possible, invest in solar panels to generate much of the energy your house consumes. Your power company will even buy back any excess electricity from you during times of low use (like when you are on vacation).

Green Building Block #4 - Reducing Waste
You can reduce excessive waste in 2 ways: by using materials more efficiently (and thus, needing fewer of them) and by reusing old materials. In either case you help the planet and your pocketbook at the same time.
  • Size your house sensibly. Design your house in four foot multiples to conform to standard wallboard and plywood sheets. You will also dramatically reduce piles of scrap lumber.
  • Recycle and reuse building materials such as old concrete and stone as a base for a parking lot.
  • Be an avid recycler of glass, plastic and metals in your household. Set up a compost bin to turn your food scraps into rich mulch.

Green Building Block #5 - Water Conservation
The aim here is twofold: you need to both reduce the amount of water your family consumes, but also channel the rainwater that falls on your lot back into the soil.
  • Use low-flow shower heads and toilets to reduce water usage.
  • Use automatic sprinklers with moisture sensors to regulate water use and prevent over-watering.
  • Use native and drought-tolerant plants.
  • Use porous concrete pavers on driveways to allow rainwater to percolate down into the earth and recharge aquifers.

Green Building Block #6 - Indoor Air Quality
We've already mentioned how proper sealing and insulation can prevent moisture and mold in the home, but an air-tight home has its own problem - it traps all gases and fumes inside the home, thus polluting the air you breathe. Particle board and OSB off-gas formaldehyde; paints, finishes and car products contribute VOCs (volatile organic compounds); gas stoves and poorly vented gas appliances contribute carbon monoxide to the stew. There are two ways to clear the air and breathe easier: use products that are less toxic, and change your ventilation system.
  • Use building materials like plywood in place of OSB to reduce formaldehyde buildup. Some carpets are not only made from recycled nylon, but also boast no VOCs. Natural floor adhesives, paints and finishes also offer zero emissions.
  • Use a dedicated air supply for furnaces and water heaters to prevent gases from back-drafting into the house.
  • Install a heat recovery ventilator (HRV) system to bring fresh outside air into living spaces while exhausting air from bathrooms, kitchens and laundry rooms.

Green Building Block #7 - Green Products
We've already shown how using green products can make a difference to the environment and your health. With more and more eco-friendly products to choose from, let's sort out the various types and shades of green on display.

  • Products made from recycled materials: concrete made from fly ash (a waste product of coal power plants), carpet made from recycled nylon (and recyclable after its life), synthetic stone counter tops made from recycled paper, glass and cement.
  • Reused building materials: salvaged timbers, lumber, brick and stone.
  • Products from sustainable resources: cork flooring from the cork oak tree (also durable, sound and heat insulating and hypoallergenic); bamboo flooring from fast growing bamboo.
  • Energy-efficient products: solar panels, Energy Star appliances, home automation systems, CFL and LED lights.
  • Non-toxic products (both in their manufacture and use in the home): low odor paints and finishes, carpets and plywood.

With this primer in hand, you now know the difference between a CFL and a VOC. As you can see, the most critical choices for a green home are made when you first sit down at the drafting table. Integrated Pest Management is a control strategy that uses all available information to give long-term pest control. Integrated pest management incorporates targeted sustainable and environmentally sound methods.

Methods of Integrated pest management (IPM) include education, habitat modification, biological control, cultural control and, where necessary, the use of the least hazardous pesticides.

The three E's are a simple way to remember the main principles of IPM.

Effectiveness - (How well will the method work?)
Economics - (How much will it cost?)
Environment - (Does it include non target animals/organisms?)

Integrated Pest Management Assessment

The Basis...
The basis of Integrated Pest Management is to make a correct assessment of existing pest infestations and forecast likely future pest infestations. The assessment is based on an Integrated Pest Management Survey, including correct identification of any pest species that are present. Practical knowledge of pest behaviour and the effectiveness and risks associated with the available pest control methods.

To carry out an effective pest assessment and identification we need a good understanding of the relationship between hazard and risk.

Hazard is the potential something has to cause harm. Harm may include a skin rash a cough or in extreme cases even death.

Risk is the likelihood that the hazard will cause you harm. Integrated Pest Management assessments should follow a six-point plan:

* 1 Assess the extent of the problem by undertaking a full survey of the premises.
* 2 assess if the problems can be solved by good housekeeping alone.
* 3 Assess if the problem can be solved by the use of non-chemical methods.
* 4 If the problem cannot be solved by using non-chemical methods what is the most suitable and least hazardous pesticide.
* 5 Assess post treatment action to reduce risks to both occupiers and the environment.
* 6 Assess whether future treatment and monitoring visits are required.

An Integrated Pest Management survey is one that collects the data required on the pest species, including the distribution and numbers of pest at a given point in time.

Investigate the possibility of changing the environment to make it unsuitable to the pest to live. Consider trapping methods.

Chemical control is the last option you should consider Pesticides come in many forms these include bait, gels and sprays. A good pesticide will be selective in action meaning it will have a good effect on the target but be safe to use where non target animals / organisms may be present. Most pesticides will present some hazard to animals and humans but the risk can be lowered with proper application techniques and the use of PPE.

When it has been established that the use of a pesticide is required a properly approved product must be used and must be applied using the correct method.

Always check the product label for application rates required PPE and that is suitable to treat the particular pest. Most pesticides can only be purchased and used by trained and qualified operators.
